Glen Arbor sits between Glen Lake and Sleeping Bear Dunes, which makes it one of the most beautiful places in Michigan to own a cottage and one of the hardest places to keep one finished. There is nothing between a west-facing elevation here and the open lake.

Wind coming off Lake Michigan arrives with no windbreak and carries sand with it. On a west or southwest elevation that is a slow abrasive blast plus full afternoon UV, and it is why one side of a Glen Arbor cottage can need recoating while the other three still look new. We specify by elevation rather than treating a house as one surface.
Cedar wants to be fed, not sealed
Much of the older stock here is cedar shingle and cedar siding. Cedar moves with humidity and bleeds tannin, so it wants a stain or a breathable system and a stain-blocking primer. A heavy film coating over cedar in this exposure lifts, and then you are stripping rather than recoating.
The season is genuinely short
Between a late spring thaw and the first hard frost there is a narrow window when exterior coatings will cure properly here, and it is shorter than it is downstate. Deck rails and steps near the dunes?
Sand is the story there too. It abrades horizontal surfaces and collects in every joint, holding moisture against the wood and staining around fasteners. Dune-side decks get tougher systems and more frequent, lighter maintenance rather than rare full strip-downs. Little and often beats heroic and seldom.
